This is a new legislation introduced by the provincial government to increase affordable housing across Ontario. Included are provisions to:

  • Assign housing targets for larger cities to meet.
  • Allow for 3 units on a single lot, including a Garden Home in the backyard.
  • These units would be exempt from various fees and have faster approval processes.

Approved in November, this act is still undergoing final changes and needs to be adopted by each city.

  • Cities have 1 year to update their by-laws and processes.
  • The act will set some construction requirements for all cities.

Garden Home

AKA Garden Suites, Coach Houses, or Accessory Dwelling Units. Garden Homes are secondary units in backyards. They’re small, around 400-600 square feet, for just 1 or 2 people to live in. The exact requirements are still to be decided, but there will be some basic features.

  • Single floor
  • 1-2 bedrooms (possibly with minimum size)
  • A bathroom (sink, toilet, shower/bathtub)
  • A kitchen (preferably with sink, fridge, and stove)
  • Connections to services (electricity, water, sewage, internet, etc)

Where garden homes can be constructed will be restricted based on:​

  • Required distances to the property lines and the main building (Setbacks)
  • Minimum size of the backyard (Lot coverage)
  • Firefighting access
  • Existing Trees
  • Condition of the ground (Grading)

400 square foot Model

  • Some preliminary floor plans have been drawn up for 2 different sizes of garden homes.
  • A couple of options, each with similar fixtures and features for cost efficiency.
  • They would also feature sunroom spaces to make use of our stock and expertise.
  • Options of 14.5’x11’ Georgian or the smaller 10’x11’ Curved.
  • The 400 square feet model would be quite small with a reduced bedroom and kitchen.
  • There could be an open concept option with no bedroom walls to increase the usable space.
  • The sunroom area could be used as a living room, dining space, and even for working in.

600 square foot Model

  • The larger 600 square feet model would have an option for a 2nd bedroom.
  • Alternatively, there can be a den, laundry closet, more storage, and larger kitchen.
